Can Real Estate Investors Make Money Today?
When single family residence (SFR) real estate prices were increasing, it was simple to make money as a real estate investor. In fact, in an appreciating market, one can get in at retail price, hold for a while, and then still sell for a profit.
More luck than skills were required to profit in this “up” market scenario.
In the last couple of years, however, making money as a SFR real estate investor has become a lot more challenging.
Why?
Because most of the markets went from rapidly appreciating to rapidly depreciating to stagnant and/or more downward-trending, and sharper skills are needed to profit from SFR investing in this scenario.
What skills?
There are two skills that are crucial today: One, making accurate offers, whereby most of the entire transactional details (buy costs, hold costs, loan costs, and sell costs, etc.) are accounted for. Two, calculating the correct exit strategy, whereby this information is inserted into the offer.
Making accurate real estate offers seems easy enough. One takes a look at what the seller is asking, takes a stab at some comparable sales in the neighborhood, takes a guess at closing costs and determines how much profit is left.
Seems easy, right?
This approach to making accurate real estate offers could not be more wrong. One has to look at both the exit strategy and the offer structure when considering a deal.
For example, if a fix and flip deal is being considered, a net profit is the place to start. After that we move on to accurately account for all of the factors involved in a deal. So we start with a profit and end up with an offer (one that could include an assignment fee, if wholesaling). We also need to keep in mind the relative amount of the cost of the fix, compared to the amount of the After Repair Value.
For another example, if a fix and hold deal is being considered; prevailing rental rates, loan rates and terms, and vacancy factors are the main considerations. After that we move on to accurately account for all of the factors involved in a deal. So we start with a profit and end up with an offer (one that could include an assignment fee, if wholesaling).
Here is a common goof that I see all the time: Investors not recognizing the current state of their local market. Is the prevailing market a buy and hold or a fix and flip? These are drastically different markets to work, and a word of caution needs to be acknowledged.
After years of doing these calculations by hand, my partner and I have developed an online real estate offering system to make our lives much easier. We can now crank out offers and determine the exit strategy in seconds.
